Website Villa Page

Please refer to the brochure page listed on our website – this is the basis on which you are booking your villa/apartment. The headings of the villas on the villa specification pages are generally in the following format: Villa Name – General Area, Region of Croatia.

Map Location Markers

Please note that Map Location Markers are intended as a guide to the location only and as such may be approximate and not be completely accurate. Please ask us if you require the exact location. You will be provided with directions to get to the villa before you travel.

Additional Property Information

We try to include as much information as possible about our properties but please ask if you require any additional information or have specific requests.

Local Amenities

We try to give accurate and up to date information on the amenities available in the areas surrounding our properties, and information is correct at the time of printing. Normally we can provide more details on local amenities closer to the time of your holiday but please check with us if you require specific amenities to be available as this can vary throughout the year. Generally speaking, restaurants and shops will be open as normal, and water taxis operate from the start of May to the end of October. At other times, this may not be the case. It does depend on third party suppliers, restaurants and their locations, and as such can vary.

Local Area Information

Our remit is to describe the villa/apartment. While we try to give an overview of the local area, this is by no means a comprehensive or detailed account and  it is your responsibility to fully research the area to ensure it is suitable for you as many aspects of a location may be subjective and subject to guest personal preference. If you require exact locations of villas, please ask us before booking.

Tourist Tax

You are responsible for the payment of the local Tourist Tax which must be paid on arrival at your destination for the duration of your stay. Tourist Tax normally amounts to approximately £5 per person per week (approx 70p per day – it can vary by area and season but not by much) and should be paid on arrival in the Croatian currency which is “Kuna”. The tax also applies to children but the charge is usually approximately half.

Number of People at Property

The maximum number of guests permitted at the property at any time (day or night) is stated on the Website Villa Page.

Functions & Noise

Entertaining of visitors, Social events, and Functions, are not permitted at the property at any time. Excess noise is also not permitted.

Linen & Towels & Cleaning

Weekly changes of hand and bath towels and linen are included in the rental price along with cleaning at the end of your stay (unless otherwise stated). Extra cleaning, cot hire, beach towel hire and many other services can also be arranged on request (please refer to the booking conditions for more information and ask us what is available at each property).

Pools, Health & Safety & Maintenance Visits

Please note that generally:

-Pools do not have fixed pool covers or fencing around them.

-Some gateways onto roads and the sea cannot be secured.

-Houses with internal staircases do not have stair-gates for children – stair-gates are not common in Croatia.

-Maintenance visits are common at villas, to maintain the garden and pool – please ask us before you travel for a timetable of likely visits during your stay.

Please check with us if you are concerned about any issue and request specific information.

Villa Set Up

Please note that in Croatia, many villas comprise of two or more apartments with external staircases and separate entrances – the floors may or may not be self contained. A house manager or villa owner may also live on site for maintenance purposes. The definition of a villa for booking purposes is that your party have exclusive use of the accommodation specified on our website.

Mobility Rating

Where possible, we try to give each property a mobility rating to give you an idea of the immediate approach to the property and the interior. This is just a guide so please ask us to check specifics if you are concerned a property may not be suitable, need specific information, where one of your party has a mobility issue, or if no mobility rating is given. Please also advise us if any of your group have mobility issues:

1 = A few steps but nothing that healthy people regardless of age, would find strenuous

2 = More steps (possibly interior flights of steps) but should be no problem for healthy people regardless of age

3 = Lots of steps – may be difficult for older people or those with restricted mobility

Car Recommended

We have indicated for each property if we would recommend you hire a car. This is just a guide and based on our opinion so please check with us if you require more or specific information about the area, hills or distances in the area. Generally speaking, but not always, we have recommended car hire if either a shop (particularly), restaurant or beach is not within walking distance, if the area can be quiet, if we feel you may want explore outside of the village, if there are steep hills to and from the property, or if you are going outside of July/Aug. Otherwise, we think a car is optional. NB if you are going to a village outside of May-Oct a car is recommended.

Additional Services and Activities

Any contract or arrangement you enter into for Additional Services is with the provider of the services concerned and not Croatia Gems, and the 3rd party provider’s terms and conditions will apply.

Car Hire & Transfers

We can help you to arrange transfers & car hire by recommending trusted local transfer and car hire providers. We would recommend you arrange a transfer since taxi drivers often come from other areas and do not generally have intimate knowledge of the areas or where villas are – it’s often not just a case of giving an address or postcode like it is at home! It is normally possible to drop off a hire car to your villa which gives you a bit more flexibility.

Arrival

Prior to your arrival, we send you arrival instructions including directions to the property or check in point, contact telephone numbers for the Meet & Greet person and Local Contact, and relevant important or interesting information about the local area. Guests are usually met at the property or at a suitable location by the property owner, housekeeper or keyholder who is available to you throughout your stay, and who you can contact in the first instance if you need anything. We are also on hand 24 hours a day in the UK for your peace of mind.

Early Entry into Properties

The standard official check in time to villas is 4pm but it is usually possible for us to arrange for you to drop off luggage and go off for lunch or a wander and a swim and return to the property when it is ready for you. We can’t say before the actual arrival day if you will be able to enter your property early as it depends on how long the cleaning takes – the check out is at 10am so this usually requires a good few hours. The property will have been informed of your desire to enter as early as possible however and every effort will be made to allow you entry as soon as possible.

Complaints & Issues

Please ensure you familiarise yourself with the Complaint Procedure in our Booking Conditions. You must report any issue or complaint in writing immediately at the time to the Local Contact listed on your Arrival Information AND ALSO to the Company (Croatia Gems). Failure by You to give the Company the opportunity to resolve the problem during the Rental Period or to follow the complaint procedure set out in the booking conditions, will be deemed a waiver of your rights to a refund or compensation which you may subsequently wish to claim on your return.

Additional Damage Deposits

Please note that an additional Damage Deposit may be payable in cash on arrival at your property. Where this is the case, it will be noted on the Website Villa Page for your information.
