Our Top Pick of the Best 3 Bedroom Villas in Croatia

by Saron Lease 21st February 2024

We are often asked where the best 3 bedroom villas in Croatia are…

When it comes to Croatian villas and especially family villas, the first thing to consider is location. Croatia is all about location! The best views, the best beaches, the cleanest beaches, the most stunning scenery. And some villas have it all – but they book up fast. If you’re thinking of booking a family villa with pool in Croatia, we’ve put together our list of the best 3 bedroom villas in Croatia. We’ve chosen the villa rentals that are within walking distance of everything, in the prettiest areas, not too far from the airport, and with lovely Croatian beaches and places to eat.

Dubrovnik Riviera

The Mlini villas near Dubrovnik are some of the best family villas with pools where you can walk to everything…

Just 10 minutes’ drive from Dubrovnik Old Town, 3 bedroom Villa Turquoise is a top option if you don’t want to have a car… Just wander down the steps and you are in the centre of a pretty Mlini Bay with beaches and lovely restaurants in either direction. There’s kayaking, boats to nearby bays and islands, and no cars in the bay, making it a very pleasant place to be! The villa itself is attractive inside and out with a Balinese beach style. Cozy but contemporary. The sea views are incredible from wherever you are at the property and it’s a constant treat. A bonus for families with children is that there are no roads really that close to the house – it’s a tranquil setting but very near everything.

3 Bedroom Villa Tereza is also a strong choice for a villa with private pool within walking distance of everything. It is also in Mlini Bay but slightly more above the bay, it has wonderful views. A traditional, old stone villa, it is peaceful but close to everything.

Villa Anise with sea views is another super villa. In the pretty Bay of Zaton, on the other side of Dubrovnik. Fishing boats, little beaches and sea edge eateries and what Zaton is all about. With calm Stikovica Bay next door and the Old Town of Dubrovnik within a short drive, it’s a super location. It’s also perfectly placed central to all the locations on the Dubrovnik Riviera for exploring and sightseeing.

Split Riviera

Near the beach Villa Lendra is another villa with all round super location. This 3 bedroom villa is close to the beach and restaurants in Okrug Gornji plus very convenient for the water taxi into Trogir Old Town. This is a huge plus. The villa location itself is set back a bit from the beach at the quieter more exclusive end of Okrug near the little harbour. and is also closer to beaches. There are restaurants an easy walk away – spectacular views again. I think this villa would be easier for you with the children.

Villa Marissa is a bit further back overlooking Okrug Gornji Bay but still a fantastic location walkable to everything. It’s a high spec, lovely purpose-built, high-spec villa overlooking Okrug Gornji, so great views. The villa has everything from a gym and sauna to a roof terrace and hot tub. Really well equipped and always get good reviews. It’s close to the beaches, restaurants, and food shops at Okrug, and within easy reach of stunning Trogir old town (bus, or water taxi from Okrug harbour). The villa owner has an Antares 8 boat and he’s very glad to arrange boat trips for guests staying at the villa (island tour, Blue lagoon, fishing etc). Several of our previous guests have been out with him on the boat and had a great time.

Okrug Gornji is actually on the island of Ciovo which is connected to the Split riviera mainland by a couple of bridges (one right next to Trogir old town and another newer one, closer to the airport). So, you get the best of both worlds – island life but no ferries to get there! It would be a good base as it is midway along a stretch of easily accessible coastline which includes the three close-by UNESCO World Heritage sites of Split Old Town, Trogir Old Town and Šibenik Cathedral, plus you have the Krka National Park with its waterfalls and gorge too. There is a lot to see and do, and the islands of Brac and Hvar are easily reachable by the regular ferries from Split or on an excursion.

Peljesac Peninsula

At the gateway to the Dalmatian islands there is beach-side Villa Coral. At the tip of the Peljesac Peninsula, Loviste is a pretty little bay, with millpond calm sea and a handful of sea edge restaurants dotted around the bay. The villa itself is set right by a shallow incline beach, has 3 bedrooms and is very comfortable. The surrounding area is stunning with islands and vineyards. The peninsula, like with an island does take a bit more time to get there than say Dubrovnik or Split. It’s a bit of a drive from Dubrovnik but it’s well worth it. Or you can come by picturesque ferry journey from Split. You’d probably need a car to really enjoy the surroundings but if you are happy to do that, it’s a wonderful place for a villa holiday in Croatia. There’s the mariner town of Orebic and jut a short 15 minute ferry hop is Korcula Old Town. There are some great water sports nearby and great restaurants and the drive up from Dubrovnik through the vineyards and oyster beds is lovely!

Brac Island

On to the Islands themselves and we’d absolutely recommend Villa Sinatra which is practically on the sea edge. In the pretty Puntinak area of Sumartin Bay with its hidden coves and beaches, it’s undeniably a lovely spot. There is a beach bar and restaurant on the same lane and a short walk around the bay will take you to the little town of Sumartin itself with more restaurants and beaches, grocery store etc.

Brac Island is wonderful with a really authentic feel. It has some of the most beautiful beaches in Croatia. Additionally, it has a nice buzz about it and is has everything you need. Plus, there’s lots to explore – some great places to visit by boat too. You can hop to Makarska from the bay very easily which is another great place to visit and nice day trip (ferry from Sumartin itself) and Bol Town is nearby which is well worth a visit. There is also Mount Vidova Gora to climb with smashing views or plenty of other activities.

For a luxury Croatia villa with 3 bedrooms, we’d recommend Villa Pax in Sutivan Bay with it’s pretty hexagonal harbour and increasingly happening restaurant scene.

Hvar Island

Or likewise, sought after Hvar Town is hard to beat. With the town itself to explore and delight in, there are also beautiful Hvar bays and locations within easy reach to explore.

For a super 3 bedroom Hvar villa, Villa Saffron is the perfect Croatia family villa. Located in a quiet area of Hvar town, close to beaches and walkable to all you need, this is a great choice. Such a beautiful, modern 3 bedroom Hvar villa within easy reach of the beach and Hvar town centre.

Or, as luxury Croatian villas go, luxury Villa Sky is is a dreamy alternative. With wonderful sea views, it is located in a quiet residential area but is also just a 10-minute downhill walk into the centre of beautiful Hvar Town. And there’s also a beach, restaurant, and food shop, even closer.
