The Best Dubrovnik Villa Holiday Locations

by Croatia Gems, 7th April 2024

Dubrovnik is the ‘Pearl of the Adriatic’ and the top holiday location in Croatia, so a Dubrovnik villa is our recommendation..

As a place for your first Croatia holiday it’s hard to beat. But you need to know where the best locations are for a Dubrovnik Villa. So, here are our favourite little places we go to again and again…

Mlini Bay

Dubrovnik Villa Turquoise   Dubrovnik Villa paradise - Mlini Bay   Dubrovnik Villa Turquoise Pool and view

Mlini bay is the most desirable place for a Dubrovnik villa with a pool. It’s a perfect family villa in Croatia or a group villa where you can walk to everything. Obviously this is particularly helpful and cost-effective as a hire car isn’t needed at a Mlini villa. Moreover, it’s a perfectly-sized village nestled on the sea edge with a good selection of restaurants. Together with beautiful coves for sunbathing and swimming all around the bay, you are spoilt for choice.

Somewhere like Dubrovnik Villa Turquoise is perfect set just back from the bay but close to everything by foot. Mlini merges into Srebreno further around the bay where there is also a big supermarket and mall. Plus there’s easy access to bus stops and scheduled water taxi, both which have frequent services into Dubrovnik Town or Cavtat. Whilst you’re  just steps from the sea edge, you’re away from any hustle and bustle here.

Things to do in Mlini bay

The bay is mostly pedestrianised too and there are also plenty of activities to entertain everyone. There are a range of water sport activities in Mlini Bay. Sea kayaking in Mlini is fantastic with a paddle to nearby Supetar Island taking only around 40 minutes. Or there are jet skis, and inflatables for children. With the different little coves and bays around the coastline, it doesn’t get overly busy.

Several children’s play areas (mostly in the shade) will keep them happy. However, if the adults need to get moving, there’s an outdoor exercise area under the shade of the Mediterranean pines! It’s not overcrowded and there are lovely pine trees around a lot of the bay for shade, so you really have all you need here. For villas with lovely views, head for the likes of Villa Turquoise, Villa Kim, Villa Teresa, Villa Lumiere and Villa Anamaria. They have stunning outlooks across the bay. Cavtat Bay

   Cavtat Dubrovnik Villa

A well known and sought-after little town on the Dubrovnik Riviera, Cavtat bay is popular for its charming old town and sea edge promenade fringed with palm trees and restaurants. There’s also a peninsula of coves to walk where you can stop at cool water’s edge bars and take a dip. Roman remains were found here and in fact Cavtat was the first place the Romans settled in this area! On the other side of the old town you’ll find longer stretches of beach, more accommodation and eateries.

Hop on a boat to Mlini Bay or Dubrovnik Old Town or head south to sample the gastronomic delights of the wine region of Konavle. Dubrovnik villas with pools are scarce in Cavtat, with much of the bay taken up by the beautiful old town. But there are a few gorgeous ones! One Dubrovnik villa we’d recommend is Villa Floranneve with its large pool and private garden – plus it has an intriguing royal past to do with Edward and Mrs Simpson. Or super Villa Cavtat – so close Cavtat Old Town and a lovely large villa for multi-generation groups. For a smaller family villa with pool, or if you are on a budget, try the definitely delectable Villa Sunchani.

Zaton Bay

Dubrovnik Villa in Zaton Bay   VILLA SOPHIA - ZATON BAY, Dubrovnik Villa

Having a really authentic sea-side village feel, Zaton Bay is where it’s at. Luxury Dubrovnik Villa Pugliesi sits right on the little harbour at Mali Zaton and was once a summer villa residence for an elite family of the Dubrovnik Republic. The harbour is an idyllic spot, with a wooded peninsula and little child friendly beach on one side. Fortunately, there are some ideal family villas on the hillside just above, with winding little streets down to the sea.

Check out ultra-popular large Dubrovnik Villa Sophia, sleeping up to 20. Or Villa Zaton, a great smaller family villa with pool, giving a child-friendly Dubrovnik villa with a garden and play area. Happily, you also have pool and table tennis tables, darts, a cinema room and a konoba! Also consider the super-flexible space found at 5 bedroom Villa Capparis with an extra sleeping room allowing it to comfortably sleep 12. Set in the upper village of Zaton, it’s a lovely location and close to walk to the bay. For a villa with super sea views of the bay, head for 3-bedroom Villa Anise with its great outdoor space.

A handful of sea edge restaurants perch around the bay culminating in another Zaton beach, grocery store and bakery. You’ll find Veliki Zaton just around the bay – also very pretty, but bigger with a couple of larger grocery stores. Stikovica Bay is almost joined to Veliki Zaton and is the perfect little place for small children. With millpond water for paddling and two eateries right on the pretty beach, it’s perfect! What’s not to like here! At only 15 minutes drive from Dubrovnik and close to other areas and beaches to visit, this is an excellent base for a Croatia holiday.
